Beautiful day yesterday! Did a lot of yard maintenance. It was my Saturday to go to the lake house and check on the progress.
The new deck is coming along nicely. They finished putting in Trex type deck boards and are now waiting on the railing to come in to finish the job.
Even though I stayed on top of the contractor about it all somewhere along the chain, there was a glitch, and metal railing did not get ordered when it was supposed to.
You can't install what you don't have. Thankfully, this is not critical as they are doing some siding preparation before the house needs to be painted.
The boards and some externally exposed beams have rotten out and need to be replaced before the external house paint job can start.
I am sure that nothing is happening today as it is a Sunday and not just any Sunday. It is Easter Sunday!
I am going to take it easy today, go to the store, was our car, and maybe do a weight lifting workout.
The property around the house is looking beautiful. The tulips are still flowering, and you can see Azalea bush starting to bloom.
Yesterday, I came there to mow grass, edge it and take in recycling and yard waste bins, and put out the garbage bin. There is a lot to clean up and landscape around this property.
The day started early for me as I came in around nine to meet with a furnace specialist to see if we replace the furnace with a brand new furnace that I have laying around or just do a maintenance of the existing furnace.
The furnace I have in the house was installed in 1995. So a thirty year old furnace is a strong candidate for replacement.
The inspector was surprised that it is in a really great condition and has a lot of life left in it still.
This is not a high efficiency furnace, and the location of the furnace is such that it would be really difficult to install new venting, and the existing exhaust can not be used.
So, the installation of the furnace I already have would be two to three thousand dollars just for the labor. So we decided to just do the cleaning and maintenance of the existing furnace.
At two hundred twenty dollars, that seemed like a no-brainer. The guy was really thorough and spent a few hours cleaning and checking everything.
There is also progress inside the house. Walls are freshly painted, but the doors and trim still have to be finished up.
That was strategically put on hold so that the carpet guys can replace the carpet throughout the house. Now that new carpet has been installed everywhere that can be finished this coming week.
This is my second time preparing the house for sale, I did it with another home that was a rental a few years ago, and I am working with some of the same people, like the painting crew.
There is also quite a bit of work that I am doing myself. Next on the list is weeding that I plan to do on Monday when I meet with septic system people to inspect and service it.
Then, I am ordering at least three cubic yards of bark to make everything look more presentable once the weeds are gone.
That will probably be close to the date we will be taking pictures of the property. Right now, the target date for that is May fifth, hopefully going on the market Mothers Day weekend.
All this activity yesterday resulted in over seventeen thousand steps, and I was so tired by the end of the day that I didn't even do my post.
Also, I barely managed to get the Splinterlands brawl battles this week, and I am behind on doing the second Splinterlands post this week.
Splinterlands token SPS had a bit of a pullback to 1.28 cents from the highs of over 1.4 cents yesterday. That is to be expected after such a major run up of the last ten days.
Hopefully, after a bit of consolidation, we will resume an upward trajectory driven by Conclave Arcana set launch and SPS/DEC flywheel.
